CAPABILITIES STATEMENT

Engineering and Structural expertise are critical to planning of repairs, maintenance and capital improvements, including qualified review of structural conditions before contractor sourcing for proposals.

 

Tom Gourguechon, President of TradeMark, operates TradeMark Contractor Services. Tom's role is that of consultant and Construction Management. Tom  advises clients on all aspects of engineering and structural matters as a step toward the planning phase for capital improvements or maintenance projects. Clients appreciate the advice and the technical expertise knowing a professional is watching over their best interests.

 

Contractor Services is a key differentiator for TradeMark to add value and client benefit by: expert planning, technical expertise, and vendor negotiations for capital improvements or large scale maintenance projects.

 

How it works: TradeMark Contractor Services consults on capital projects for condominium Board of Managers, apartment building investors, Commercial Projects and to REO Managers. We take the lead as client representative on major projects from conception to completion, turn over, and warranty follow-up.

 

Contractor Services consults on 'all trades' work for out clientele. Most commonly we do work for our Commercial clients, our Boards of Manager, Investors and REO portfolio managers.  TradeMark Contractor Services role is often defining requirements and crafting the RFP deliverable, and then either: a) Distribute the RFP and Manage the Selection Process or b) Perform the Work. If we are to compete with other Contractors we'll ask the client to recommend two competing firms to receive the RFP.

 

Defining the requirements begins with a review process to assist the client with quantifying the RFP priorities and expectations. We provide the weighted matrix to measure qualitative and quantitative competitive features based on client defined priorities and budget. We help the client make an informed, knowledgeable decision as well as consult, and advise at each step of the process.

 

The analysis is blended with intrinsic value assessments and interview to determine if the result is: a) clear short list  b) two horse race or  c) clear winner.

The following excerpts are from a common 2 page standard trades proposal and contract for roofing (could be any trades). Any trades proposal or quote you may receive will contain 'generalities' pertaining to scope of work, requires 50% upfront, and signature of acceptance by the client to get started.

Workmen are covered with Workmen's Compensation and Public Liability Insurance. All work will be done in a workmanlike mariner. ALL DEBRIS WILL BE REMOVED FROM THE PREMISES.
